Tenant Manager & Maintenance Tech

BASIC FUNCTION To supervise daily building or mechanical systems maintenance/repair work and special remodeling/ construction projects, and to perform the duties of a maintenance technician or mechanical systems technician.&nbsp;
CHARACTERISTIC DUTIES &amp; RESPONSIBILITIES&nbsp;
• Plan and supervise daily building or mechanical systems maintenance operations including emergency situations.&nbsp;
• Ensure the grounds of all properties are well-maintained with snow removal.&nbsp;
• Supervise approximately one to three maintenance or mechanical staff and third-party contractors: plan and issue daily work assignments; monitor work in progress and check completed work; assist with difficult or unusual tasks, resolve problems. Plan staffing needs and work schedules.&nbsp;
• Supervise/assist with the maintenance and repair of tools and equipment used to perform maintenance, mechanical and construction work.&nbsp;
• Order and maintain a regular inventory of maintenance supplies and equipment.
• Keep a work-log to document all maintenance work performed along with records of all requests, communication and the resolution of said requests.&nbsp;
• Monitor maintenance expenditures and ensure that budget guidelines are met.&nbsp;
•Asses each maintenance issue to determine if it can be resolved in-house or if a third-party contractor is needed.&nbsp; Approach each request with the goal of reducing long-term costs to the organization.&nbsp;
• Coordinate and collaborate with staff to regularly inspect buildings and facilities along with individual residential units to identify needed maintenance, repair work and safety needs.&nbsp;
• Ensure that all applicable work safety and security procedures are followed.&nbsp;
• Maintain an updated list of all vendors, suppliers and contractors.&nbsp; Develop a good professional relationship with all vendors, suppliers and contractors.&nbsp;
• Maintain a positive and cooperative relationship with staff, building occupants, tenants and the public.&nbsp; &nbsp;
• Perform related duties as assigned.&nbsp;
SUPERVISION RECEIVED General supervision is received from the Deputy General Manager/Director of Mountain Operations.
SUPERVISION EXERCISED Functional and partial administrative supervision of approximately five to ten employees plus contractors.
MINIMUM QUALIFICATIONS High school education, with technical trades training, relevant experience in the building trades, or a combination of education and experience from which comparable knowledge and skills are acquired.&nbsp;
• Broad base of knowledge and skills related to the building trades, including rough and finish carpentry, masonry, basic plumbing/wiring, heavy equipment operation, and the like. Project management and estimating experience.&nbsp;
• Good understanding of institutional building maintenance operations.
• Good basic reading, writing, math, administrative, and supervisory skills, with some previous supervisory experience.
•Ability to use available technology such as smart phones, tablets, etc.
• Proficiency in the use of Microsoft Office software.
• Must have valid driver’s license and pas background check.&nbsp; &nbsp;&nbsp;
• Ability to work cooperatively with a wide variety of personnel as well as outside vendors and contractors.&nbsp;
• Must be able to work a flexible schedule, including evenings and weekend as needed.&nbsp; Must be able to be on call and respond to maintenance emergencies.&nbsp;
PHYSICAL REQUIREMENTS
• Must be able to lift up to 35 pounds at a time.
• Must be able to lo work in a variety of extreme weather conditions.&nbsp;
